1. Project Brief

The first step on any architectural project is to develop an understanding of the client requirements:

Once the project brief has been established, Ian McGregor Architects provide a written Offer of Services, detailing the required services, fees and timescales.

2. Concept design

Once appointed, Ian McGregor Architects produce concept design proposals, looking into possible design solutions.

Once these initial designs have been reviewed, refined and agreed, Ian McGregor Architects report Project Costs & Services to take the project through to completion.

3. Developed design

The concept design is developed to show the appearance of a building, looking into materials and finishes with the client.

Once agreed, a planning application can be lodged with the local authority.

4. Technical design

This stage is where the architect prepares detailed technical information, which is submitted to the local authority to obtain the building warrant approval.

These drawings form the basis of the tender information.

5. Tender

Depending on the scale and type of project, Ian McGregor Architects will advise the appropriate tender process and recommend suitable contractors.

We provide a complete overview of the tender process, reporting fixed tender costs and holding tender review meetings to ensure all areas of the project can be delivered.

6. Construction

Once the contractor has been appointed, and works start on site, Ian McGregor Architects will administer the construction contract.

We will carry out site inspections, report on progress and any variations in budget or programme, and issue certificates for staged payments due to the contractor.

7. Project handover

Conclude all aspects of the building contract including the inspection and rectification of defects, obtaining completion certification required under the building contract.
